General Questions

  • What is Soldfish?

Soldfish is a real estate company that combines the benefits of selling your home FSBO (for sale by owner), flat-fee MLS, and traditional full-service real estate. We provide virtually everything a traditional real estate agent does, but at a fraction of the cost; just one low flat fee commission of $4,995 at closing, regardless of the price of your home, and a one-time $495 set-up fee. You get comprehensive support and guidance from a licensed real estate agent and all of the traditional marketing, including the Realtor MLS .

  • How does Soldfish save me money?

Traditional real estate agencies typically charge around 5% commission. With Soldfish, you pay just a one time flat fee of $4,995, saving you an average of 53% or $17,325 based on the current average home price in the United States*

  • What is the difference between Soldfish and a traditional real estate agency?

The only differences between Soldfish and a traditional real estate agency are that you pay significantly less with Soldfish (55% less on average), and you show the home to prospective buyers yourself. All the other guidance, marketing, and tools that a traditional “full-service” real estate company provides, are also provided when you sell with Soldfish. Soldfish provides additional state-of-the-art marketing tools, that most real estate companies DO NOT provide.

  • What is the MLS and why is it so important to list your home there when selling?

The realtor MLS is a database that only real estate agents can list homes on and it is the primary marketing source of all homes on the market for sale throughout the United States. Once your home is listed on your local Real Estate MLS, your home listing will also be seen on all the popular local and national real estate websites, such as Zillow, Trulia, Realtor.com, Homes.com, redfin, and many more. When you sell your home with Soldfish, we will list your home on the MLS once we have all of the information about your home and you approve of the listing to go live.

  • What kind of support and guidance can I expect from Soldfish, and how does it compare to using a traditional real estate company?

Just as with a traditional real estate company, Soldfish will match you with a licensed real estate agent in your state, who will give you the same level of guidance and support that a traditional company’s agent would. Your agent will consult with you and guide you throughout the entire process; from preparing and staging your home, pricing and marketing your home, contract preparation, contract review and negotiations, all the way through the closing. In addition, we will take care of all the marketing, including MLS listing, popular national website, and social media marketing.

  • How are you able to charge so much less for the same services as a traditional company?

By utilizing proven, successful highly effective processes and home preparation and marketing strategies and tools, we are able to get your home sold at a higher price, in a shorter amount of time, for less time and cost, thereby saving us money and passing the savings on to you, our customer. In addition, Soldfish does everything (and more) than most real estate agencies, however we let the homeowner show the home themselves to prospective buyers, which saves the agent time and expense from traveling back and forth to the home.

  • Whom does Soldfish agent’s represent?

Our agents are fiduciaries meaning that they represent you, our seller-client’s, best interests. So you can be assured that we are always working with you to get you the best price and terms for the sale of your home.

  • I was recently solicited by someone who said they would buy my home for cash as-is and with no real estate commission cost. Why should I not sell my home to them instead of listing with Soldfish or another real estate agency?

People and organizations that solicit homeowners to buy their home “quickly”, “as-is”, etc. are commonly known in the real estate industry as “wholesalers”. Wholesalers are known to especially prey on people who may be in desperate or stressful situations (for example, going through divorce, death in the family, financial or legal hardship, etc. Wholesalers exploit the homeowner’s vulnerability by convincing them that their home is not worth nearly as much as it actually is by pointing out that it is in poor condition, cluttered, or some other reason why they claim potential buyers would not pay fair market value for it, or it would take too long to sell, etc. Wholesaler’s strategy is to convince the home seller that they are better off taking the wholesaler’s low “cash” offer now, and not have to deal with all the headaches and hassles of the homeowner selling their home. Once the wholesaler takes possession of the home, they turn around and sell the home for significantly more money than they bought it for; money which should have a home into the pocket of the original homeowner. What the home seller doesn't realize is that with a little bit of effort on the home seller’s part, and the help of an experienced real estate professional, the home seller can likely get significantly more money for the home than they would by selling to the wholesaler, even after factoring in commission, etc. Regardless of whether you choose Soldfish or another real estate company to help sell your home, we strongly suggest you do NOT deal with wholesalers, as they have a very bad reputation for taking advantage of homeowners and profiting from homeseller’s lack of knowledge.
